Greek Golden Visa Renewal: What Happens After Five Years

The Golden Visa is granted for five years and can be renewed. Renewal is not automatic: it depends on conditions you should plan for from the day you buy.

The core rule

According to the sources we reviewed, the permit is renewed in five-year blocks as long as you still hold the qualifying property, and there is no minimum stay in Greece at renewal. The permit rests on the investment, so keeping it is what matters. Ask your lawyer to confirm the current paperwork in writing before you file.

Conditions that can stop a renewal

• The property is sold. Selling ends the basis of the permit; one commercial source says a sale before the first renewal leads to revocation unless it is immediately replaced by another qualifying purchase. Treat that as something to check against the law: what happens if you sell.
• Short-term letting. The qualifying property may not be let short-term or sublet. A breach can lead to revocation and a €50,000 fine: rules on renting.
• Restoration cases. For a listed building at the €250,000 level, the restoration must be complete before the first renewal after five years. Otherwise the permit is revoked and a €150,000 fine applies (IBA, September 2026).

Planning the renewal

1. Note the expiry date of every family member's card: they may differ.
2. Gather the proof that you still own the property (land registry extract) and that it was not let short-term.
3. Check the insurance: the policy must be valid at renewal: insurance guide.
4. Start early, because processing times in Greece vary: processing time.
5. Ask what happens to the validity date: a proposal to count the five years from the day the card is issued, rather than the filing date, was reported in January 2026 and we have not confirmed it became law.

Renewal and citizenship

Renewals do not turn into citizenship. That is a separate procedure: Greek citizenship and the Golden Visa.
