Frequently asked questions

Questions about investment thresholds

Which investment thresholds apply to the Greek Golden Visa?

Three levels: €250,000 for converted properties and restored historic buildings, €400,000 for the other regions, and €800,000 for Attica, Thessaloniki, Mykonos, Santorini and islands with more than 3,100 residents.

What area must the property have?

For new and resale properties the calculations apply a requirement of at least 120 m². Converted properties and historic buildings do not have it.

Can I buy in Athens for €250,000?

Yes, if it is a property that was originally non-residential (an office, shop or warehouse) and is legally converted into housing, or a fully restored historic building. For an ordinary new build or resale home in Attica the threshold is €800,000.

What next, once I know my threshold?

Work out the full cost in the property purchase calculator and look at the projects of the selection. Thresholds and conditions change, so before a deal we check them against current law and the specific property.
