A complete file is the biggest thing you control when it comes to how long the Golden Visa takes. This checklist groups the documents typically needed. The competent office sets the exact list for your case, so treat it as a working plan and have your lawyer confirm it.
For the investor
- a valid passport (and a copy of every page with stamps);
- a criminal record certificate from your country of citizenship and, as the authorities require, from countries where you lived, apostilled and translated into Greek;
- a Greek tax number (AFM), which is also needed to buy the property;
- a Greek bank account, used for the transfer and the payments;
- passport-size photographs.
For the investment
- the notarial deed of purchase and the preliminary contract;
- the land registry or cadastre certificates confirming ownership and that there are no encumbrances;
- proof of the transfer of funds from abroad to the Greek account and to the seller, and the documents showing where the money came from (bank statements, sale contracts, tax returns);
- for a conversion or restoration at the €250,000 level: the engineer's certificate and the permits that confirm the change of use or the restoration works;
- for the €800,000 and €400,000 levels: documents showing the area of at least 120 m² of main space.
Insurance and fees
- a private health insurance policy for each applicant;
- proof of the state duties paid (see the family cost guide for the amounts per person).
For family members
- marriage certificate, birth certificates of children and, if parents are included, documents that prove the relationship;
- apostilles and certified translations of each of them;
- passports, photographs and insurance for every family member.
How to avoid the usual delays
- Apostilles and translations first. They take the longest and cannot be rushed at the end.
- One name, one spelling. Make sure names and dates match across the passport, certificates and bank records.
- A paper trail for the money. The source of funds is checked by banks, the notary and the service; collect statements and contracts early.
- Ask for the current list in writing from the office where the file will be filed.
