One purchase can give residence to a whole family. The investor applies, and close family members are included in the same application. This guide shows who can be included and what each person adds to the cost, using the rates of our full cost calculator.
Who can be included
- the investor's spouse;
- children up to the age of 21 (our calculator separates those under 18 from those aged 18 to 21);
- the parents of the investor and of the spouse.
The property must reach the threshold for its area and type: see the pages for €800,000, €400,000 and €250,000. One property serves the whole family; you do not buy once per person.
What each person adds
The figures below are the per-person rates in the calculator. Legal fees are before 24% VAT; state duties carry no VAT.
| Person | Legal fee | State duty |
|---|---|---|
| Investor | €2,500 | €2,500 |
| Spouse | €1,500 | €166 |
| Child under 18 | €1,000 | €16 |
| Child 18 to 21 | €1,000 | €166 |
| Parent | €1,000 | €166 |
Private health insurance is added per person by age: about €88 up to 19 years, €95 for 20 to 40, €109 for 41 to 60, €145 for 61 to 65 and €165 for 66 to 70 in our calculator.
Worked examples
These totals are for the residence permit only: legal fees with VAT, state duties and insurance. They do not include the price of the property or the purchase taxes and fees.
- One investor, aged 40: about €5,695.
- A couple, 40 and 38: about €7,816.
- A couple with two children, 10 and 7: about €10,504.
- Three generations, a couple aged 45 and 43, children of 19 and 12, and two parents aged 70 and 68: about €13,824.
Each extra person adds only a few hundred to a few thousand euros, which is small next to the property itself. The main cost of the programme is the investment, and the taxes and fees of the purchase come on top of it: at the threshold they are about 6.9% of the price at the rates used on our threshold pages.
Things to check for a family
- Children's age. The permit covers children up to 21. An application filed when a child is close to that age needs planning, because the age at filing matters.
- Documents. Marriage and birth certificates must be apostilled and translated. Start early: it is the slowest part.
- Parents. Including parents is allowed under the programme, but the age bands of the insurance and the documents they need differ from those of younger members.
- Citizenship. Family members apply as members of the investor's family; the investor's citizenship rules apply to the whole application. For citizens of Russia, read what is possible.
